Usage Policy — Coworkings.uk

This policy explains what you may and may not do when you use coworkings.uk. It applies to everyone who opens the site: people browsing listings, people sending an enquiry, and any software that requests pages from us. It forms part of our Terms and Conditions, so if you use the site you accept both.

What this policy covers

coworkings.uk is a catalogue of flexible workspace in the United Kingdom: more than 500 buildings across more than 130 towns and cities, with several thousand listings covering coworking desks, serviced offices, virtual offices and registered business addresses. We are not the operator, landlord or owner of any of these spaces, and the catalogue is free to use for people looking for space.

It covers everything published here: city and building pages, photographs, descriptions, floor areas, rates and availability, the enquiry forms, and the data set behind them. Building details and rates come to us from operators and building owners, so reuse of that material is not ours alone to hand out.

Uses that are not allowed

Unlawful or dishonest use

Any purpose that breaks the law of England and Wales, or the law of the place you are in.
Fraud, or attempts to obtain money, services or data from us, from an operator, or from another visitor by deception.
Presenting the catalogue, or anything taken from it, in a way that misleads people about who runs it, who owns a building, or what a space actually costs.
Pretending to be someone you are not: an operator, a building owner, a member of our team, another business, or another individual. That includes using someone else's name, company name, e-mail address or phone number when you send an enquiry.

Misuse of the enquiry forms

The forms on the site exist so that a real person can be put in touch with an operator. You must not:

send enquiries with invented or borrowed contact details, or on behalf of a person who has not asked you to;
send advertising, marketing, chain messages or any other unsolicited material through a form;
submit forms automatically, in bulk, or repeatedly in order to flood the people who read them;
interfere with the hidden anti-spam field the forms carry, or with any other measure that separates people from bots;
include malicious links, malware, or code intended to attack whoever opens the message.

Attacks on security and availability

Probing, scanning or testing the site or its hosting for weaknesses without our written agreement.
Trying to defeat, disable or work around any security, filtering or rate-limiting measure, whether ours or our hosting provider's.
Denial-of-service traffic, traffic amplification, or any other load deliberately intended to slow the site down or take it offline.
Introducing viruses, trojans, worms or other harmful code, or attempting to gain access to any system or data that is not published openly on the site.

Automated access, crawling and scraping

Search engines and AI crawlers may crawl and index the site, and may quote it with attribution and a link, provided they identify themselves honestly, respect whatever robots.txt says at the time, and keep their request rate reasonable. Our robots.txt is the authoritative statement of what automated access is allowed: where this policy and robots.txt differ, robots.txt governs.

So indexing and quoting with attribution is allowed. Using our pages as training data, or to copy the catalogue, or to populate another database, is not — see “No competing database” below.

What is not allowed is bulk extraction. Specifically, you must not:

systematically download or copy the catalogue, or a substantial part of it, whether by crawler, script, browser automation or manual repetition;
harvest building photographs, addresses, floor areas, prices or availability data for storage or republication elsewhere;
disguise a crawler as an ordinary visitor, or rotate addresses or user agents to get around rate limits;
request pages at a rate that a person could not plausibly generate.

No competing database

You may not use material taken from coworkings.uk to build, train, populate or maintain a competing catalogue, listings feed, commercial database or product covering workspace. Linking to our pages, and quoting a short extract with a link back, is fine. Rebuilding our catalogue somewhere else is not, whatever the technical means.

Content you send us

The only content you can put into the site is the text of an enquiry, together with the contact details you type into the form. There are no accounts, no profiles and no public posting on coworkings.uk, so nothing you send is published.

You are responsible for what you send and for it being accurate: the name, company, e-mail address and phone number must be yours or used with permission, and the request should describe what you actually want. What happens to that information afterwards is set out in our Privacy Policy.

If you break these rules

Depending on what has happened, we may slow down, limit or block traffic from a source; refuse or discard enquiries; and, for serious or repeated abuse, block access to the site altogether. There are no accounts to suspend, so these measures apply to traffic rather than to users.

Where the behaviour looks criminal, we may report it to the police or another authority and pass on what we hold about the incident, and we may take legal action to recover our losses. Nothing here limits our liability for death or personal injury caused by negligence, or for fraud.

Reporting abuse or a security problem

If you see the site being misused, or you believe you have found a security weakness, write to info@coworkings.uk. Tell us what you found, where, and how to reproduce it, and give us a way to reach you. We will acknowledge reports made in good faith.

If you find something by accident, in the course of ordinary use, reporting it is welcome and we will not treat that report as a breach of this policy. Prior written agreement is needed only for active testing — scanning, fuzzing or any other automated probing.

Security researchers: please contact us before testing anything against the live site. We would rather agree the scope with you first than have real enquiries lost. Do not run automated vulnerability scans, do not attempt denial-of-service, and never access or alter data belonging to other people. Active testing carried out without prior agreement is treated as a breach of this policy.

Changes to this policy

We may update this policy as the site develops. The current version always lives on this page, and the date at the top shows when it last changed. Continuing to use the site means you accept the version in force.

Law and jurisdiction

This policy is governed by the law of England and Wales, and the courts of England and Wales have jurisdiction, except that if you are a consumer resident in Scotland or Northern Ireland you may also bring proceedings in the courts of the country where you live. If you are a consumer, nothing here takes away rights you have under the Consumer Rights Act 2015 or other consumer protection law.
