WeWork vs Regus for a Virtual Office: An Honest Comparison

WeWork and Regus are the two names founders compare first when they need a business address, yet as virtual-office providers they operate at completely different scales. Our catalog lists 2,923 Regus buildings selling virtual office plans worldwide against 72 for WeWork — roughly a 40-to-1 gap, before you add the sister brands that Regus's parent IWG runs on the same contracts: Spaces with 522 buildings, HQ with 477 and Signature with 73. The comparison below covers network scale, real prices in four cities where both brands sell addresses, and what regulators such as Companies House, the USPS and ACRA expect from whichever address you pick.

Network scale: 3,995 IWG buildings vs 72 WeWork sites

Regus's parent IWG, headquartered in Switzerland, reports a network of more than 6,000 signed locations across over 120 countries, and it signed 728 new locations in the first half of 2026 alone. In our catalog, 2,923 of those centres trade as Regus — and another 1,072 as Spaces, HQ or Signature — and sell the virtual office as a standard product, handled by the same reception desk that serves each building's physical tenants.

WeWork is a different story. The company filed for Chapter 11 in November 2023, exited more than 170 unprofitable sites, renegotiated over 190 leases and emerged in June 2024 with roughly 600 locations in 37 countries. A virtual office was never WeWork's core product — coworking memberships are — which is why only 72 WeWork buildings appear in our virtual-office catalog, concentrated in gateway cities such as London and Singapore.

Scale is not vanity here; it is address security. If the building holding your registered address closes, you refile with the corporate registry and reprint everything that carries the address. In London, where our catalog lists 83 buildings with virtual-office service, a closure means moving your plan one street over; in a market where an operator keeps only 2 or 3 sites, it can mean starting the registration over.

Pricing in four cities where both brands compete

In London, 83 buildings offer virtual offices from $74 per month with a median of $161, a spread that runs from outer-borough Regus sites at the entry price to Canary Wharf addresses such as Signature's 37th-floor operation in One Canada Square at the premium end. In Berlin, the cheapest market of the four, 24 buildings start at $65 with a median of $142, including Regus addresses directly on Unter den Linden and at Quartier Potsdamer Platz.

Asia prices the same way. Tokyo carries the largest inventory of the four cities — 88 buildings from $71 with a $155 median — dominated by Regus flagships such as Kamiyacho MT and Otemachi First Square. Singapore is the most expensive: 34 buildings from $77 with a $168 median, and waterfront addresses like One Fullerton and MBFC Tower 3 sit at the top of that range.

Watch what the entry price actually buys. At both operators the cheapest tier — the $65 to $77 band across these four cities — covers mail receipt at the address and little else; forwarding, a local phone number with answering, and day-office hours arrive in the mid tiers where the $142 to $168 medians live. WeWork frequently bundles its address product with coworking access credits, which suits founders who visit weekly; Regus sells the address stand-alone, which suits the company that needs only the registration and the mailroom.

What regulators expect from the address

In the United Kingdom, Companies House has required every company to maintain an "appropriate address" since 4 March 2024, under the Economic Crime and Corporate Transparency Act 2023: documents sent there must be able to reach a person acting for the company, and delivery must be capable of acknowledgement. PO boxes no longer qualify, and Companies House can move a non-compliant company onto a default address and give it 28 days to fix the record. A staffed Regus or WeWork centre with a signed virtual-office agreement meets the test; an unmanned forwarding point does not.

In the United States, any provider that receives mail for you — WeWork and Regus included — operates as a Commercial Mail Receiving Agency under USPS rules, so expect to complete USPS Form 1583 with two forms of ID before the first envelope is handled. Singapore adds ACRA's requirement that a company's registered office be open to the public for at least 3 hours each business day, which staffed centres such as One Fullerton satisfy by default.

The verdict, city by city

Choose by building, not by logo. In London's 83-building inventory the standout addresses belong to IWG's premium brands rather than either headline name: Signature's 37th floor of One Canada Square and Spaces Canary Wharf both put an E14 letterhead within reach of a sub-$161 median budget. WeWork's London sites earn a place on the shortlist when you want coworking days bundled with the address.

In Tokyo, Berlin and Singapore, Regus's depth decides it: 88, 24 and 34 buildings respectively buy you district choice — Otemachi for finance in Tokyo, Mitte for government-adjacent work in Berlin, Marina Bay in Singapore — while WeWork's post-restructuring footprint of roughly 600 global locations leaves one or two options per city. If the address itself is the product, buy from the operator with the deepest local bench; if you will physically sit in the space 3 days a week, WeWork's bundled model deserves a serious look.

FAQ

Is a WeWork virtual office cheaper than Regus?

Rarely on the entry tier. Across the four cities where both compete in our catalog, entry prices run from $65 in Berlin to $77 in Singapore, and the floor is almost always a Regus or HQ building, because IWG's 3,995 catalog buildings include suburban and secondary sites WeWork never opened. WeWork's value shows when you actually use the bundled coworking access, not on the raw address price.

Can I use either address as my company's registered office?

In most jurisdictions yes, because both operators staff their centres during business hours. Companies House in the UK has required an "appropriate address" capable of acknowledging deliveries since 4 March 2024; ACRA in Singapore expects the registered office to be open at least 3 hours per business day; in the US, mail handling starts with USPS Form 1583 and identity verification. Confirm that your specific building permits registered-office use before signing — terms vary even among London's 83 listings.

What happens to my address if the location closes?

You refile. WeWork exited more than 170 locations during its 2023–2024 restructuring, and every affected virtual-office client had to move their registration. That is the strongest argument for network depth: in Tokyo's 88-building market or London's 83, Regus can shift you to a sister centre so that your city — often your exact district — stays on the letterhead.
